The analysis most buyers never get, before you make an offer
Tell me what you want
We search with that in mind
I dig deeper
You buy with a plan
Not just “3 bedrooms, 2 baths.” Tell me what you ultimately want the home to become—more space, a primary suite, another story, an ADU, a DADU, a better layout or something else entirely.
I approach the search as your real estate agent and through the lens of future potential. That can open up homes you might otherwise overlook—and help us eliminate properties that aren't worth your time.
When we find a serious contender, I research the property and evaluate the opportunities and constraints that could affect your plans. If something requires additional verification, we'll know what questions need answering before you rely on the concept.
If the property is right, I guide you through the offer, negotiation, due diligence and closing. And if you're ready to pursue the project afterward, I can help carry the vision into the permitting process.
Sell more than what's there
Sometimes, the opportunity is part of the value.
When I list a home, I look beyond what’s there today. If a property has compelling remodel, expansion or development potential, we can explore whether that possibility should become part of how we position and market it—helping
buyers see something they may not see on their own.
Not every home needs a bigger story. The advantage is knowing when there is one worth telling.
For anyone who has walked into a home and asked, "Can we...?"
Every property has a story beyond the listing. Whether you're considering buying a home or deciding what to do with one you already own, I can help you identify possibilities that may not be immediately obvious.
“ADU potential” and “room to expand” are easy to say. I dig into the property itself—zoning, lot constraints, existing conditions, permitting history and more—to understand what may actually be possible before you make a major decision.
You shouldn't have to start by calling architects, contractors and consultants just to understand whether an idea is worth exploring. My background in residential design, permitting and real estate means many of those initial questions can start with me.
Buy it. Remodel it. Develop it. Sell it as-is. Market its potential. Sometimes the most valuable answer isn't simply “Can we?”—it's understanding “Should we?” I help you see the options, understand the tradeoffs and determine the best path forward for your goals.
